What lenders and partners look at.
Specialist and private funding partners assess differently to banks, but most decisions still come back to three things.
The project
The project, the site and the feasibility: costs, end values and whether the numbers stack up.
Your experience
Your experience and the team around you: builders, designers, project managers and advisers.
The exit
The exit strategy, together with the amount, term and structure required to get there.
Specialist scenarios are often placed with private or specialist funding partners. We manage the introduction and keep the process moving, with your consent at every step.
Common questions.
Straight answers to the questions we hear most about non-standard funding.
What is private lending?
Funding from private or specialist capital rather than a bank. It's often faster and more flexible than bank funding and is priced accordingly, useful for time-sensitive or non-standard scenarios.
Can a small development project be funded?
Yes. Boutique and small-scale developments can be funded. Structure and feasibility matter more than project count.
What is bridging finance used for?
Short-term funding to cover a gap, for example, buying before selling, or completing a project ahead of a refinance.
Do I need a full feasibility study?
For development funding, partners typically want a clear view of costs, end values and the exit. We help you frame the scenario before it goes anywhere.
